No. Inheriting a property does not mean you must sell it. You can keep it, rent it out, or transfer it to another heir. But if you choose to sell, I can guide you through the process. Yes. You are absolutely not required to fix up the property before selling. Many inherited homes need work, outdated systems, deferred maintenance, or simply haven't been updated in decades. I help you price the home fairly for its condition and market it honestly.

A straightforward probate estate in NJ typically takes 9 to 18 months. However, the property can often be listed and marketed before the entire estate is settled. The key milestones are getting appointed as executor (2–8 weeks), obtaining the inheritance tax waiver (4–12 weeks), and then listing and closing the sale.

It depends. In New Jersey, some estates are under court supervision and some are unsupervised. Supervised estates require court approval for the sale. Unsupervised estates give the executor more authority to act without court involvement. Your attorney can tell you which applies to your situation.

New Jersey is one of only two states that imposes an inheritance tax. The tax rate depends on the relationship to the deceased: spouses and children are generally exempt; siblings and other relatives may owe 11 to 16 percent.
